The White House Intergovernmental Affairs and the Department of Housing and Urban Development (HUD) asked local leaders to help educate the community about the resources available through the Home Affordable Refinance Program (HARP) by hosting a roundtable. Mayor Carolyn Goodman hosted a series of roundtable discussions in response to this request. Applied Analysis was asked by Mayor Goodman to provide a general overview of southern Nevada foreclosure trends during the second meeting in the series held on October 8, 2012. On September 6, 2012, Applied Analysis Principal Analyst Jeremy Aguero spoke on the Nevada economy and the role that mining plays at the Nevada Mining Association's annual convention in Lake Tahoe, Nevada. Aguero's presentation, entitled Nevada Economy 2012: The Role of the State's Mining Industry, provided an overview of national, regional and state economic conditions, followed by a focus on the mining industry and its economic, fiscal, community and environmental impacts on the state of Nevada. The analysis took into account the results of an industry-wide survey conducted by Discovery Nevada, AA's survey research division. The analysis concluded that while the mining industry accounts for a relatively small portion of the state's employment, its contributions to personal incomes, economic activity, and state and local tax revenues are significant.

The White House Intergovernmental Affairs and the Department of Housing and Urban Development (HUD) asked local leaders to help educate the community about the resources available through the Home Affordable Refinance Program (HARP) by hosting a roundtable. Mayor Carolyn Goodman hosted the roundtable discussion on August 7, from 11:00 AM to 1:30 PM. The roundtable included non-profits, lenders, and constituents. Applied Analysis was asked by Mayor Goodman to provide a general overview of southern Nevada foreclosure trends. Jeremy Aguero, Principal Analyst, was asked to provide an annual update at the Las Vegas Perspective event held on March 27, 2012 at the Four Seasons Las Vegas. The report focuses on recent market performances, the current economic climate and expectations for the southern Nevada market going forward. More specifically, the presentation centered around the six (6) categories contained within the 2012 Las Vegas Perspective publication. The analysis included an assessment of the demographic composition of Las Vegas residents, characteristics of the community, performances of business and industry, retail trade activity, trends within various real estate sectors and recent upticks in the tourism industry.

On February 10, 2012, Jeremy Aguero presented to a general assembly of the Western Association of Chamber Executives (W.A.C.E.). Aguero's presentation covered current economic conditions in the United State and for the western states. He also focused on challenges facing the West including increasingly competitive economic development conditions, an aging demographic and insufficient transportation infrastructure.

Members of Nevada's Adult Education Program invited Jeremy Aguero to be the presenter for their January web conference. The presentation covered a number of topics including housing, employment, and consumer spending. Aguero related the economy's performance back to key issues of economic development and education within the state, expressing concern that the some challenges may require longer-term strategies which are often difficult to develop when the Nevada's legislature meets for only 120 days every other year.

On February 2, 2012, Jeremy Aguero delivered a presentation to a meeting of Nevada's mayors in Reno, Nevada relating to the state's existing sales and use tax and the potential impacts of developing a statewide services tax on local governments. The presentation included a timeline of the sales tax's development from its origins in 1955 to its current form today. The presentation also compared Nevada's sales tax with similar levies in other states.

The presentation, entitled An Update on Nevada's Economy covered a number of economic issues including employment and income growth, residential and commercial real estate market conditions, and consumer spending trends. Noting that Nevada's economy has shown signs of recovery, Aguero concluded that significant changes to the state's education system and economic development policies are necessary for a sustained improvement.

On January 19, 2012, Applied Analysis Principal Analyst Jeremy Aguero was the keynote speaker at the Nevada Development Authority's monthly breakfast meeting. Aguero's presentation, entitled If Economic Development is Nevada's New Economy, What Does Nevada's New Economy Look Like, reviewed the history of business development in southern Nevada and offered an alternative view of the region's economic development positioning. The analysis concluded that a more diversified economy in southern Nevada may have saved the region some pain during the past several years, but may have also limited its prosperity during the past two decades. While it is important the economy evolve over time, it is also critical that southern Nevada preserve and build on existing competitive advantages.

On January 10, 2012 Principal Analyst Jeremy Aguero provided the keynote address at the Southern Nevada Home Builders Association luncheon. The presentation provided a summary of supply, demand and pricing dynamics in southern Nevada's housing market. Aguero concluded that although economic conditions in southern Nevada continue to show signs of steady improvement, the housing market continues to face a significant supply-demand imbalance. Potential opportunities were noted in the multi-family and rental markets. The potential impact of legislation such as AB 284 (2011) and AB 273 (2011) were also called out for their potential impacts on the local housing market.

The presentation included a wide variety of topics from tourism to transportation and health care to housing. Aguero noted that the economy continues to have some significant areas of weakness but renewed population growth, employment growth in key sectors and income growth all suggest that the region has transitioned from a prolonged period of contraction to one of modest growth.
